
Full-Floor Condo at Manhattan’s Iconic Flatiron Building Finds a Buyer

A full-floor apartment at the Flatiron Building, a New York City landmark, was the most expensive home in Manhattan to find a buyer last week, according to Monday’s report from Olshan Realty.
Asking $30.5 million, it’s also the priciest contract signed in the historic, newly converted building so far; units started selling off-market last fall.
The seventh-floor apartment is made up of two units that will be combined by the developer, according to Olshan Realty. Once combined, the apartment will have more than 7,600 square feet of living space, including a more than 1,600-square-foot great room overlooking Madison Square Park.
Built in 1902, the 22-story Flatiron Building was bought by developers in 2023 who have converted the building into a 38-unit condo, marking the first time the triangular building has been residential. Amenities will include a 24-hour doorman, a gym, a 60-foot lap pool, a sauna and a billiards room.
The Flatiron contract was one of 33 signed in Manhattan at $4 million or higher during the week ending Sunday, up four from the prior week, according to the report from Olshan. Deals were made for 23 condos, five co-ops and five townhouses.
Despite the Iran war, stock market declines and mortgage rates rising again, Manhattan’s luxury housing market has held steady for the past two weeks, with the high-end sector still benefiting from last year’s record Wall Street bonuses.
“The first quarter of Manhattan’s luxury real estate market is tracking as the fourth best in the last decade,” wrote Donna Olshan, founder of Olshan Realty and author of the report.
The week’s second-most-expensive deal was for an eighth-floor unit at 15 Central Park West, which was listed in September and asking $23 million. The nearly 3,500-square-foot apartment has four bedrooms and four and a half bathrooms, and the living room, dining room and primary bedroom all overlook Central Park. The seller bought the home in December 2017 for $21.5 million.
Amenities at 15 Central Park West, a Robert A.M. Stern-designed building, include a fitness center with a 75-foot pool, a residents-only restaurant, a library, a game room and an outdoor terrace.
